The headline: a public hearing on Subdivision (SUB) 2025-0009 / Tentative Parcel Map (TPM) 2025-168 — a request to split an existing 13.56-acre parcel at 1100 Valencia and 1101 Bell Avenues (APN 430-241-24) into two separate lots. Staff recommends adopting Resolution No. 4558 approving the map and finds the project categorically exempt from CEQA (Class 15, Section 15315). The only other business is approval of the August 25 minutes and a receive-and-file mid-year report from the Community Development Department.
